With your criteria in place, we begin the home search. I’ll provide curated listings that match your needs and schedule private showings at your convenience. Throughout this process, I’ll offer market insights and guidance to help you make confident decisions.

✍️ Writing & Submitting an Offer

Once you’ve found the right home, we’ll prepare a strong and competitive offer. I’ll analyze comparable properties, review market conditions, and structure terms that align with your goals. I handle all negotiations to ensure your best interests are protected.

Offer Acceptance & Under Contract  🎉

Once your offer is accepted, the home goes under contract and the due diligence period begins. This is also when your earnest money is deposited, demonstrating your commitment to the purchase. From there, I’ll manage key deadlines, coordinate with all parties, and ensure everything stays on track all the way through closing.

In our market, hiring an attorney is not required to complete a real estate transaction; however, it is recommended for added guidance and peace of mind.

A professional home inspection provides valuable insight into the property’s condition. After reviewing the report, we’ll discuss your options—whether that includes requesting repairs, negotiating credits, or proceeding as-is. Once the inspection is complete and satisfied, we’ll move forward with ordering the appraisal. I’ll guide you through each step with your best interests in mind.

Appraisal & Loan Processing

Your lender will order an appraisal to confirm the home’s value supports your purchase price. At the same time, your loan moves through underwriting for final review. During this stage, you’ll work closely with your lender to provide any updated or supporting documentation they may need. As your agent, I’ll also coordinate and provide key property-related items—such as the title commitment, water and sewer reports, and any other required documentation. I stay in close contact with your lender to help ensure a smooth and efficient process.

📑 Clear to Close (Final Loan Approval) 

“Clear to Close” means your lender has completed underwriting and all conditions have been satisfied. At this stage, your loan is fully approved, and we confirm your closing details. This is the final step before you officially become a homeowner.

🔑 Final Walkthrough 

Before closing, we’ll complete a final walkthrough of the home to ensure it is in the agreed-upon condition and any negotiated repairs have been completed. This step ensures everything is ready for your move-in.

🎉 Closing Day 

Closing day is the final step in your home buying journey. You’ll sign the necessary documents, finalize your loan, and receive the keys to your new home. Congratulations—you’re officially a homeowner!
